For Primary residence construction we cannot do the following property types or projects
These Loans are Flexible but not for every project
► No Multi-unit properties: No Duplexes, Tri-plexes or Quad plexes under this low down payment program. Multi-unit construction programs are available for higher down payments, Call us at (888) 857-8041 for details.
► No Investment Properties - Primary Residence or second homes(conventional only) (larger down payments apply for 2nd homes)
► No partially built home completion loans - If construction has begun on the home starting with the foundation we cannot finance your project. This counts as a partially built home.
► No Tiny homes < 800 Sq. Feet - EXCEPTION for ADUs. ADUs are a 2nd home on the property and must meet the following requirements: Needs to be 375 to < 1,000 sq ft and may not exceed 40% of the primary home’s floor area.
► No Unusual homes as they will not appraise, examples:
►► container homes
►► Log Homes or Log Cabins - Timber Frame homes ARE Permitted
►► off-grid Homes
►► dome Homes
►► earth Homes
►► berm Homes
►► quonset homes
►► Barn homes - Barndominiums and pole barn homes ARE permitted provided they can be adequately appraised.
►► straw bale homes
►► in short, if it is not common and 3-5 similar structures like it have not sold nearby within 6-months then it won't appraise and can't be financed.
► No Government Grant Money, downpayment assistance, or closing cost assistance Funds permitted to be used on ANY Construction programs. Gifts from Family ARE Permitted.
► No financing for self-build or owner-builder projects. Under this low down payment program. All Projects Must use an independent 3rd party turnkey builder. These programs are available for higher down payments, Call us at (888) 857-8041 for details.
► No Remodel of existing homes under VA
► No Pools financed in VA or FHA - Conventional Program Only
